Ejido Land Check at the RAN in Cancún, Playa del Carmen and Tulum
Before you pay for land of ejido origin, our team checks at the National Agrarian Registry (RAN) what the land is designated for, whether it already has full ownership (dominio pleno) and whether the seller can sell it. It is the check that prevents the most common problem in the area: paying for land the law does not allow to be sold as private property.

We start with the Terravis map, which crosses the RAN certification by land type (common-use land, parcel, house-lot area) in Cancún, Playa del Carmen, Tulum and the corridor. In a sample of map points, 52% of Playa del Carmen falls on parceled land of ejido origin and 30% of Cancún inside the historical boundary of an ejido.
What we check
- The land designation. Common-use land and the house-lot area cannot be sold as private property (Agrarian Law arts. 64 and 74); a parcel only with full ownership, or between members and residents of the same ejido (art. 80).
- Full ownership. That the assembly authorized it (art. 81), that the parcel was removed from the RAN and that the title is recorded in the Public Registry (art. 82).
- The right of first refusal. On the first sale of a parcel with full ownership, relatives, ejido members, residents and the ejido have 30 days to buy first (art. 84). We check that they were notified.
- Who is selling. That the seller is the holder listed at the RAN or the Public Registry, and that the parcel on the map is the one being sold.
- A written report with what we found, what is missing and what can be done, before you sign.
What we do not do
- We are not a law firm and do not give legal opinions of our own. If your case needs an agrarian lawyer or a lawsuit, we tell you.
- We do not "regularize" what the law does not allow: if it is common-use land, we tell you plainly.
How long it takes
The map is immediate. The RAN and Public Registry checks depend on each office and on the data you have about the lot; we give you an estimate when we quote.
What helps
- The location or Google Maps link of the lot.
- Whatever the seller gave you: transfer of rights, parcel certificate, house-lot or ownership title, plan, and the seller's full name.
Cost
We do not publish a fixed price yet: it depends on the lot and on how many documents need checking. Message us on WhatsApp with the location and we will tell you what it involves before we start.

Frequently asked questions
Does a transfer of rights (cesión de derechos) make me the owner?
No. A transfer of parcel rights is only valid between members or residents of the same ejido (Agrarian Law, art. 80) and does not turn the parcel into private property. That requires full ownership and a title recorded in the Public Registry.
Can ejido land I already paid for be taken away?
It depends on the land designation and on how the sale was made. We explain it in the guide on buying ejido land; if you already paid, message us and we will review your case.
How do I know if my lot is ejido land?
The free Terravis lot check tells you whether the point is on land of ejido origin and its designation per the RAN. It is confirmed with the RAN records.
Are you lawyers?
No. Terravis is not a law firm. Our team checks the records and, if your case needs an agrarian lawyer, we tell you before you spend money.
What if I already bought?
We check that too: the land designation, the papers you have and what options there are to regularize it, if any.
