Terms of use

The rules for using the Terravis lot check: what it is, what it is not and what you can expect from it.

Last updated: October 12, 2026

This is an English translation provided for convenience. The Spanish version (Términos de uso) is the legally binding one.

1. Who offers the service

This site and its tool are offered by H. Daniel Perez Morales, under the trade name Terravis, with an address at Barranca del Muerto 100, Col. Florida, Ciudad de México. Contact: [email protected]. By using the site you accept these terms. If you do not agree, do not use it.

2. What the check is and what it is not

The check is a preliminary guidance review: it crosses the location of your lot with public mapping to point out possible environmental, land-use and tenure restrictions. It works as a first filter before a formal review.

It is not a legal, expert, cadastral or environmental opinion, nor a certified professional opinion. It does not confirm ownership, boundaries, permits in force or the current state of the lot. The traffic light, the alerts, the score and the report guide your decision, but they do not support it legally or replace official documents.

3. Sources have limited scale and dates

The tool uses mapping from public agencies and open sources, with different scales and dates. Therefore:

  • It may not reflect recent changes on the land, such as clearing, surveys, releases from the federal zone or updates to urban development plans.
  • In broad-scale layers, the detail of an individual lot may not be exact, especially near the edges of a zone.
  • Some layers are approximations, such as the federal zone strip, which is estimated from the official survey.
  • Some sources have partial coverage, such as cenotes or archaeological sites.

Each result and each report states its sources, their date and, where applicable, their license. The full methodology is in how it works.

4. Verify before deciding

Before buying, signing a deed or building, verify with the competent authorities and professionals, among others:

  • SEMARNAT, for the environmental impact statement (MIA), the forest land-use change and the federal beach zone (ZOFEMAT).
  • The municipality, for land use and permits.
  • The National Agrarian Registry (RAN) and the Public Property Registry, for tenure and titles.
  • A licensed professional for your specific case: lawyer, notary, expert or environmental consultant.

5. The check is free; professional services are not

Using the tool and receiving the report costs nothing and does not create a professional relationship. If you hire a service, such as a title review, an MIA or a permit, that service is governed by the quote or contract we sign, with its own scope, price and responsible parties.

6. Liability

The check is provided as is and as available, with no guarantee of accuracy, completeness, currency or results. To the extent permitted by law, Terravis is not liable for damages, losses or decisions made based only on the check. You decide how to use it. This does not limit the rights granted to you by Mexico's Federal Consumer Protection Law (Ley Federal de Protección al Consumidor).

7. Acceptable use

Do not use the site for unlawful purposes. Do not attempt to extract the data or results in bulk or by automated means, breach the service, resell the check, or present it to third parties as an official opinion or as the opinion of the institutions whose sources we use.

8. Intellectual property and third-party sources

The design, texts, software and methodology of the site belong to Terravis. The data layers belong to their authors and are used under their licenses, stated for each source; for example, OpenStreetMap data is used under the ODbL license. Naming an institution as a source does not imply affiliation with or endorsement by it.

9. Privacy

How your personal data is handled is described in the privacy notice.

10. Changes

We may update these terms and the tool. The version in force will always be on this page, with its update date.

11. Governing law

These terms are governed by the laws of the United Mexican States. Any dispute will be resolved before the competent courts of Mexico City, unless the law gives you the right to go to others.

Remember: the check is preliminary guidance. It is not a legal opinion.
